2007 - Sawyer Heights Lofts  A 326-unit luxury loft style apartment community at 2424 Sawyer Heights Street at the intersection of Taylor Street and I-10, it is approximately two miles west of downtown Houston. The four-story facility features three unique courtyards, resort style pool, meditation garden and reflection pond. Leasing began in December 2007.

2007 - Gateway at Sienna Plantation  A 270-unit luxury apartment community located in the Sienna Plantation Master-planned subdivision in Missouri City, Texas. The three-story building includes dual resort style pools with outdoor seating, a heated spa, and picnic areas. Leasing began in September 2007.

2007 - Cascade at Fall Creek  A 246-unit luxury apartment community in Humble, Texas, located at 8330 N. Sam Houston Parkway East, near George Bush Intercontinental Airport. Cascade is situated in the desirable Fall Creek subdivision and near the Redstone golf course, home of the Shell Houston Open. This property offers spacious gourmet kitchens and a spectacular resort pool. Leasing began in June 2007 and the property was sold in January 2008.

2007 - Sorrento at Tuscan Lakes  A 204-unit luxury apartment community in the master-planned Tuscan Lakes subdivision in League City, Texas. This Italian-themed structure opened in June 2007 and features a cabana-style conservatory, reflection pond and resort-style pool. Leasing began in June 2007.

2007 - Riverwood  A 224-unit luxury apartment community located at 201 River Pointe Drive, in Conroe, Texas. The facility opened in February 2007 and offers easy access to Houston and The Woodlands via I-45 and to recreational activities on nearby Lake Conroe. The property achieved full occupancy in December 2007 and was sold that same month.

2007 - Robertson Hill  A 290-unit apartment community at the intersection of 11th Street and Interstate-35 near the French Legation Museum in Austin, Texas. The four-story complex opened in February 2007 and offers spectacular views of the downtown skyline and the State Capitol Building.

2005 - Ravello at Tuscan Lakes  A 244-unit luxury apartment community in the master-planned Tuscan Lakes subdivision at 1750 League City Parkway in League City. The project began construction in October 2005, opened in June 2006 and achieved full occupancy in April 2007. The property was sold in August 2007.

2005 - Chalet at Fall Creek  A 268-unit luxury apartment community in the Fall Creek subdivision, at 8440 N. Sam Houston Parkway East, near George Bush Intercontinental Airport in Humble, Texas. The project began construction in April 2005, opened in December 2005 and achieved full occupancy in September 2006. The property was sold in July 2007.

2004 – SummerWind  A 197-unit luxury apartment complex in the master planned community of Silverlake, at 2414 County Road 90, Pearland, TX., south of Houston near Highway 288 and FM 518. The property opened March 2005 and sold in March 2006.

2003 – Sierra At Fall Creek  A 252-unit luxury apartment community in the Fall Creek subdivision, at 14951 Bellows Falls Lane in Humble, Texas, near George Bush Intercontinental Airport. The leasing office opened June 2004 and the project was completed in November 2004. The property was sold in December 2005.

2002 – The MacGregor  A 224-unit luxury apartment community at 2380 S. MacGregor at Highway 288, just one mile east of the Texas Medical Center. The apartment building is four stories in height, constructed above a two-level parking garage and offers spectacular views of downtown and the Medical Center as well as other areas of the city. Construction commenced in November 2002, and was completed in July 2004. In April 2005, the property was sold to a major pension fund and Fein retains management on behalf of the pension fund.

2002 – SouthWind Apartment Homes  A 312-unit luxury apartment complex in the master planned community of Silverlake at 9720 Broadway in Pearland, Texas. The project began construction in May 2002, opened in February 2003 and achieved full occupancy by the end of 2003. The property was sold in May 2004.

2001– Ventana at Midtown  A 288-unit luxury mid-rise apartment complex located in the Midtown area of Houston at 4001 Fannin, convenient to the new light rail metro line. The building is a concrete structure rising eight stories with spectacular panoramic views of the city. The property was sold in June 2003.

2001– The Enclave at La Frontera  A 411-unit luxury apartment community in the master-planned community of La Frontera at 2800 La Frontera Boulevard in Round Rock, Texas, proximate to Dell Computer headquarters. Construction was completed in August 2001. The property was sold in June 2003.

2001– Lakeside at La Frontera  A 366-unit luxury apartment complex in the master planned community of La Frontera at 941 Hester's Crossing in Round Rock, Texas. Construction commenced in June 2001 and was completed in September 2002. The property was sold in June 2003.

2000 – The St. Andrews – Phase II  A 236-unit luxury apartment community in the master-planned community of Silverlake in Pearland, Texas. Construction was completed in May 2000. The property was owned by an affiliate of MFI until its sale in June 2002.

1999/2001 – River Pointe  A 300-unit luxury apartment complex in the master-planned community of River Pointe in Conroe, Texas. MFI and its wholly-owned affiliate, Westchase Construction provided complete development/construction services to the owner, Weingarten Realty Investors. Construction of Phase I (260 units) was completed in April 1999. Phase II (40 units) was completed in September 2001. The property was sold in June 2002.

1998 – The St. Andrews – Phase I  A 236-unit luxury apartment complex in the master-planned community of Silverlake in Pearland, Texas. Construction was completed in June 1999. The project was owned by an affiliate of MFI until its sale in June 2002.

1997 – The Equinox   320-unit luxury apartment development located adjacent to Kingwood in North Houston. Construction was completed in November 1998. A partnership between MFI and a Dutch public company developed and owned the project until its sale in May, 2003.

1997 – Gramercy Park   384-unit luxury apartment development located in Westchase, a master-planned community in West Houston. The project was completed in 1998 and is currently owned in partnership with a major pension fund. The property was sold in May 2002 to a major REIT.

1995 – Timber Creek  A 210-unit luxury apartment development located in the Denver Tech Center in Denver, Colorado. The project was completed in 1995 and later sold for the highest per unit price in the Denver-Metro area at that time.

1995 – The Boulders at La Reserve  A 240-unit luxury apartment development located in the master-planned community of Oro Valley, Arizona, a suburb of Tucson. The project was developed through a joint venture with The Morgan Group, Inc. and was completed in 1995. It was sold to a pension fund in 1996.

1995 – Promontory Pointe  A 596-unit luxury apartment development located in the Medical Center area of San Antonio, Texas. The project was developed as a pre-sale to a REIT and was completed in 1995.

1993 – The Carlton  A 222-unit luxury apartment project located inside Houston’s inner loop and in close proximity to the River Oaks and Highland Village areas. The project, completed in December 1993, was sold in 1996, along with The Belmont, to a major pension fund.

1991 – The Belmont  A 294-unit luxury apartment project located inside Houston’s inner loop, adjacent to the city of West University Place. The project was completed in August 1992 and was sold in 1996. It has consistently outperformed the market since 1992.

1991 – The Deerwood  A 186-unit luxury mid-rise apartment project was completed in October 1991 and is located in the Houston Galleria/Tanglewood area. An affiliate of MFI was the General Partner. This project pioneered mid-rise living in the Houston, Texas market and was sold in 1996.

1990 – The Inverness  A 204-unit luxury apartment project located inside Houston’s inner loop at 3133 Buffalo Speedway. The project, developed through a joint venture with The Morgan Group, Inc., opened in August 1990 and was completed in December 1990. It has remained almost 100% leased since it opened and is still owned by the partnership. The property was sold in February of 2006.
